The Howard Hughes Corporation’s (HHC) vision to revitalize the South Street Seaport is headlined by Pier 17. The development plan balances the pier’s iconic waterfront location with its unique ability to provide a much-needed community and fashion anchor for the rapidly growing Lower Manhattan population.

Pier 17 will feature a contemporary design, conceptualized by SHoP Architects, which will honor its historic roots as a bustling marketplace and influential port of trade. The revitalization will also include lush open spaces, a rooftop venue and a retail environment complete with premier fashion brands, restaurants and a world-class market.

PRESERVING THE PAST
AND BUILDING THE FUTURE

The Howard Hughes Corporation will revitalize the Seaport district, protecting vital infrastructure and maintaining its history and sense of place. All of the buildings within the district will be preserved and reused for public enjoyment, with the treasured Tin Building lifted out of the floodplain and restored as a world-class food market. And the Seaport Museum will be reinvented into a dynamic facility with long-term viability and public access to visiting ships.

CONNECTING THE COMMUNITY
TO THE WATERFRONT

  • Designed by world-renowned SHoP Architects, the development plan will integrate the site into a reimagined East River waterfront, drawing New Yorkers and visitors to an enlivened Seaport district.
  • The pier’s building design pays homage to the maritime and world market heritage of the City’s working waterfront, provides expansive views of the Brooklyn Bridge, and improves pedestrian access by connecting the street grid to the pier.

STRENGTHENING OUR CORE

  • The Pier 17 development will be LEED certified and utilize state-of-the-art sustainable building technologies.
  • HHC is taking over maintenance of the pier structure, which will save New York City tens of millions of dollars in repair and ongoing maintenance costs.

CREATING AN
ENGAGING ENVIRONMENT

  • The ground and mezzanine levels are expected to provide a streetscape network of shops and restaurants and become an intimate gathering space for residents and visitors to enjoy year-round.
  • Large retail spaces enclosed in glass facades will be located on upper floors to attract premier brands as retail anchors. Placing these anchors on the upper levels will free up the lower floors for a more diverse and comprehensive retail experience.
  • Open space will be created and enhanced on the pier level, accompanying a rooftop experience that will offer a multi-purpose environment for concerts, films and special events.
